Urban regeneration is a process to regrow the city by improving deprived and decayed area as the life-cycle of the city. The stagnation of large scale redevelopment or reconstruction and cleared urban redevelopment area has turned awareness of issues back to basis and realized that it is the moment of concern how to regenerate dilapidated dwelling in a new perspective. Low-rise housing area is an area which create diversity of Seoul with space assets of historical culture resource and local community, and is also an area which provide housing stock to young people. The reason why urban regeneration and redevelopment methods has not seen any result is because low-rise housing of Seoul is too extensive and it is limited to apply fragmentary method of urban regeneration. Therefore, this study is to draw up the standard to categorize with a diversity characteristics of low-rise housing including housing in cleared urban redevelopment area for effective application of low-rise housing regeneration which city of Seoul is carrying currently. And is to propose customized regeneration model by applying suitable regeneration method by categorized types or small scale redevelopment complexly. The main results of analysis are as following: Firstly, drew 11 factors for the low-rise housing categorization by analyzing advanced research and survey of experts, which are zoning are, land use, condition of topography, creation way of housing, hierarchy and composition of connected avenue and block, types and deterioration level of housing, location condition, infrastructure, specific use area, characteristics of area, density of housing(building and population), condition of socio-economic(income, graying), assets of community(historic, social). Secondly, the result of categorization has drew 3 types of housing, which are ‘general housing area’, ‘characteristic housing area’ which has the characteristics of hill areas and adjacent area of historic resource and ‘mixture housing area’ which are mixed land use area close to subway influential area and semi- industrial area. Thirdly, classifying 3 drawn types to 8 detailed types depending on development pressure, preservation of characteristics, necessity of maintenance physically by conducting delphi method and regional status analysis and came up with 8 detailed types, which are historic housing area, scenic, decrepit and cleared, unaffected alley, arrangement of excessive-row and grid pattern district, compound area of commerce and industry. Fourthly, drawn 4 management methods of ‘low-rise regeneration’ as a result to preserve and vitalize the low-rise housing such as urban vitalization district, residential environment management district, district unit plan district, remodeling vitalization district. And also drawn regeneration as roadside housing, conjoint renewal, building agreement, narrowness housing, housing repair support, autonomy renewal, unoccupied housing renewal as small scale redevelopment methods to redevelop each or small scale lots. Fifthly, this study has proposed optimal regeneration model of each types by applying management methods of ‘low-rise regeneration’ and small scale redevelopment methods respectively as its own characteristics. The results of this study as stated above has implications as following. First, low-rise housing in Seoul has to apply different methods of regeneration as its own characteristics by utilizing 8 detailed types of low-rise housing through diversity of low-rise housing characteristics. Second, low-rise housing which needs preservation or historic, scenic, decrepit and cleared housing has to apply customized regeneration methods preferentially. Third, The public plan and project for regeneration of low-rise housing needs utilization of small scale regeneration which has larger effect to residents, therefore the public needs to research regeneration model actively and needs to establish the strategy to publicize and spread the methods of low-rise regeneration. This study has it’s meaning in proposing suitable regeneration model for it’s own types by drawing characterization of diversity characteristics of low-rise housing and analyzing methods of regeneration and small scale as well by each types at the point of time when city of Seoul is starting in earnest to regenerate the low-rise housing.
