Principal purpose of this study is researching investigating how does the gentrification appear in commercial street mixed with living and commerce and the characteristics through analyzing the various changes of commercial street mixed with living and commerce.
The commercial area is frequently changed by the principle of capital. So, the change into commercial street is often undesirable because the principle of capital takes precedence over other things. Structuralization of Recession and excess of self-employing significantly damaged the stability of environment in commercial street or commercial street mixed with living and commerce.
This study analyzes the characteristics of gentrification for a part of commercial street in front of Kyungsung university and Bukyung university in Daeyeon-dong the representative commercial area mixed with living and commerce in Busan.
The study is divided into a theoretical study and a case study. As a basic investigation of a case study, a theoretical study is the research about concept and cause of occurrence in commercial street mixed with living and commerce and gentrification.
A case study consists of the process of space formation the characteristics of space transition and the characteristics of using behavior. Through the research on the librarian, the range of time is set up by understanding the process of space information and classifying the characteristics into period. In the characteristics of space transition the study analyzes the development and change of street and change of street building and land usage. Finally in the characteristics of using behavior the research conducts a survey to users divided into self-employed and visitor.
Considering all these factors, characteristics of gentrification in commercial street mixed with living and commerce is as in the following.
First, gentrification in commercial street mixed with living and commerce occurs when the abundant floating population and city infra is satisfied. Second, gentrification makes new buildings be appeared in the local. Third, as time goes by, the commercial function grows up more than the living function. When the commercial function is expanded, each street is formed with having function containing theme. Fourth, the expansion of commercial function makes the local Doughnut-phenomenon relieved and revives local economy. Fifth, the commercial street mixed with living and commerce is changed immediately by the trend of space and culture. It makes the street lose its space identity and be cost-driven. Sixth, there are many stores having similar business type because the use of store is sensitive about the trend. It results in cutthroat competition, deepens the breakaway of self-employed and makes difficult to form a community in the street. Seventh, commercial street mixed with living and commerce is unstable and has low continuity because it is formed with short term profit-making. Eighth, the excessive expansion of commercial function not only makes the city’s landscape and function monotonous but also makes worse the street environment.
Although the characteristics of gentrification in commercial street mixed with living and commerce work positive in formation of initial business district, the characteristics make the city’s competitiveness weaken as time passed. So it is imply that introduction of organized management system for persist of commercial street mixed with living and commerce is necessary.
