In modern society, waterfront space aims to increase the water-friendly space and value through harmonization with nature beyond water control and growth development. The desire for modern people's emotions, free time, and leisure turns out utilization as city's beauty and cultural contents, achievement of value added by local governments, as well as combines the city itself organically and serves as a shelter for local residents and develops eco-friendly sightseeing spots. Therefore, a comprehensive plan should be sought that reflects the intentions of the planners and local residents through a thorough review and environment-friendly development should be assumed. In this study, in the development of Baegun Lake located in Uiwang City, Gyeonggi Province, through the questionnaires on the visitors, we tried to suggest policy implications based on the implications of residents in order to promote the development of the surrounding area and to set the direction of development. By analyzing questionnaires, reliability was ensured through reliability and validity verification,and validation was conducted through confirmatory factor analysis, and factors such as accessibility, public facilities, landscape facilities, leisure facilities, history, culture, and experience are derived from six factors. The urban image of Uiwang city, which is the administrative district of Baegun Lake, is said to be a cultural city, it is said that they want to develop in harmony with nature in favor of the surrounding development. In development, not only the expansion of the facilities but also the development of the development of the walking and walking path for the healing in the city, the accessibility of the parking lot, the exercise facilities, the recreation facilities, the water park, and the local food in combination with history and culture are appeared as individual factors influencing developments positively (/). And bicycle roads and others are influenced by the negative (-) effect of the development of urban citizens, and they want to lead development with a static culture that combines elements of urban life, nature, and experience, respectively. It is analyzed that the facilities that can damage water resources and nature such as accommodation and resort development are not influenced by future visits, and it is recognized that development of nature-friendly development and development of experiential factors are important. As a result of the hypothesis test for six factors, the influence variables on the increase of visit after the development of Baegun Lake showed positive (/) effects on accessibility, landscape facilities, leisure facilities, and experiential facilities, but negative (-) effect on historical and cultural facilities, public facilities, respectively. Multiple regression analysis on the recommendation intention after the development of the Baegun Lake indicates that the accessibility, the landscape facility, and the experience facility have a positive (/) effect. The result of hypothesis test for the model shows that the initial visit to the tourist area is influenced by the accessibility, and the intention of recommendation of others is revealed in self-consciousness due to the inspiration and experience of the scenery in the tourist area. Therefore, in future development, it is necessary to plan development by combining factors of the increase of visits and recommendation intentions. In this study, in contrast to previous researches that prioritize the literature on the development around Baegun Lake and emphasize only on the aspect of the facility, focusing on location factors and development, the analysis is based on a comprehensive approach that reflects the regional, environmental, physical, and economic factors of the city as a whole. It also enhances the objectivity of the data by analyzing people from various classes such as street workers, residents, and tourists. In addition, in the utilization of waterside space, the possibility of development through the future and the construction of urban image of Uiwang city were constructed, so that policy implications and drafting were made possible. Nevertheless, the results of the analysis based on the questionnaire conducted over a short period of time show that there is a lack of tracking the change of consciousness and perception change of the visitor of Baegun Lake. Therefore, in future research, it will be necessary to analyze the effects of the change of cognition and the stage of development through questionnaire and follow-up surveys , and the concrete part remains as a future task.
