세계적으로 경제가 성장하면서 삶의 질에 대한 관심도가 커지고 있다. 도시 분야에서도 삶의 질을 높일 수 있는 좋은 도시와 관련된 다양한 연구들이 진행되었고, 대표적 이론으로 케빈 린... 세계적으로 경제가 성장하면서 삶의 질에 대한 관심도가 커지고 있다. 도시 분야에서도 삶의 질을 높일 수 있는 좋은 도시와 관련된 다양한 연구들이 진행되었고, 대표적 이론으로 케빈 린치(Kevin Lynch)의 좋은 도시 형태론(A Theory of Good City Form)이 있다. 따라서 본 연구에서는 케빈 린치의 좋은 도시 형태론을 기반으로 생활만족도 결정요인을 분석하고자 한다. 케빈 린치는 좋은 도시가 갖추어야 할 5가지 실행척도(vitality, sense, fit, access, control)를 제시하였다. 본 연구에서는 이 개념들을 측정 가능한 지표들로 도출하고 이 지표들과 생활만족도 간의 관계를 다층모형을 이용하여 분석하고자 한다. 본 연구의 종속 변수인 생활환경 만족도는 개인 단위 자료이며 리서치 전문기관에 의뢰하여 구축하였다. 케빈 린치의 개념들을 설명할 수 있는 변수들은 통계청 자료나 서울연구원 또는 서울시 빅데이터 센터에서 제공하는 자료로 구축하였다. 활력(vitality) 요소로 사용한 변수 중에는 상하수도 사용료, 의료기관 현황, 공원 변수가 통계적으로 유의미하게 나타났고, 케빈 린치의 이론의 내용과 같이 생활환경 만족도에 긍정적인 영향을 미치는 것으로 나타났다. 감각(sense) 요소로 사용한 변수 중에는 문화행사, 문화재 및 유적지 수 변수가 유의미하게 나타났다. 문화행사는 케빈 린치의 이론에서 제시된 내용처럼 생활환경 만족도에 긍정적인 영향을 미쳤지만, 문화재 및 유적지 수는 부정적인 영향을 미치는 것으로 나타났다. 적합(fit) 요소에서는 대중교통 만족도, 공공체육시설, 사회단체 활동 참여율 변수가 유의미하게 나타났고, 이론과 같은 결과 값을 가졌다. 접근성(access) 요소를 설명하기 위한 변수에서는 지하철, 인터넷 사용시간 변수가 유의미하게 나타났다. 지하철 변수는 케빈 린치의 이론에서처럼 생활만족도에 긍정적인 영향을 주는 것으로 나타났지만, 인터넷 사용시간 변수는 부정적인 영향을 주는 것으로 나타났다. 통제(control) 요소 변수에서는 토지거래 현황 변수가 유의미하게 나타났지만, 이론과 다르게 생활만족도에 부정적인 영향을 미치는 것으로 나타났다. 본 연구 결과는 생활 만족도 결정요인을 케빈 린치의 이론을 기반으로 도출하였다는 점에서 의의가 있다. 본 연구에서 도출된 지표들은 좋은 도시를 평가할 수 있는 지표 및 기초 자료로 활용될 수 있을 것으로 기대된다. 또한 본 연구의 분석 결과는 살기 좋은 도시를 위한 도시설계 및 정책 수립의 방향성과 기초 자료를 제공할 수 있을 것으로 기대된다.

Kevin Lynch theorized on five dimensions of performance for good city form. Five dimensions are vitality, sense, fit, access, and control. This study extracted measurable index measuring the concept of Kevin Lynch and examined the relationship between this index and life satisfaction. The area of this study is Seoul, Korea. The dependent variable of this study is life satisfaction which established by an online survey. The online survey was conducted by the research agency. The independent variables for description of Kevin Lynch’s concept are administrative dong unit. Some variables hard to acquire data of dong unit are unit of gu. The data source of independent variables in this study is provided by the National Statistical Office, Seoul Institute and Seoul Bigdata Campus. The result of this study identified statistically significant effects of variables in each five dimensions. The significant variables of vitality are water and sewage fees, medical facility, and park. These variables are positively correlated with life satisfaction, which is concordant to Kevin Lynch’s theory. The variables of culture event and a number of cultural assets & historic site are significant variables in sense. The variable of culture event has positive effect on life satisfaction but the number of cultural assets & historic has negative effect on life satisfaction. Among the variables that explain fit factor, the significant variables are satisfaction of transportation, sports facility and participation of social community. These factors positively affect life satisfaction. The important variables on life satisfaction are subway and internet time use in access factor. In control dimension, the variable of land transaction has negative effect on life satisfaction. This study made contribution by extracting the determinants of life satisfaction based on Kevin Lynch’s good city form theory. The indexes deducted from this study may be utilized to evaluate good city by analyzing basic data. In addition, the result of this study proposed the urban design and planning strategies to enhance quality of life.
